RcrutAI has launched Panther, an artificial intelligence engine designed to help real estate developers analyse markets and make development decisions much faster. The tool reduces a process that can traditionally take weeks or months to approximately one minute for its analytical outputs, while also providing a dedicated consultant to work directly with the client’s team.
The launch could improve one of the most important stages of real estate development by bringing market research, strategy and financial analysis into one connected process. Developers can enter basic information about a land plot and receive analysis covering the surrounding market, pricing, demand, product mix and financial feasibility.
The need for such a system comes from the number of questions developers must answer before committing to a project. These include what is happening around the land, which products are selling, the prices buyers are accepting, which payment plans are working and whether the proposed development can achieve its targeted returns.
Ahmed Zakaria, Founder and Managing Director of RcrutAI, said: “Every developer answers the same questions before committing a single pound: What surrounds me? What is actually selling? At what price? Under which payment plan? And are the cash flows working?”
He said answering those questions traditionally takes months, adding that market conditions can change during that period. “A real estate company is not in the construction business; it is in the business of money, and time is the cost that no one records,” Zakaria said. “Panther gives you the same depth in approximately one minute, with a consultant working alongside you.”
Connecting Market Research With Financial Decisions
Panther is designed to bring several parts of the development process together instead of leaving developers to combine information from separate reports and tools.
The platform provides live competitive analysis, pricing benchmarks, payment plan analysis, demand and absorption maps, product mix modelling and land utilisation guidance. It can identify active surrounding projects, products being offered, delivery dates and inventory distribution, while also highlighting price ranges and signs of buyer resistance.
It can model different product mix scenarios, helping developers reduce exposure to oversupply, and provide guidance on the highest and best use of a land plot. The system can also generate a proposed master plan and develop conservative, market-matched or ambitious pricing scenarios.
These market findings are then connected to an initial feasibility study covering year-by-year cash flow, funding gaps, net present value, internal rate of return and the net present value of the payment plan. An executive report can also be downloaded with one click.
Sami Samer, Co-Founder and Chief Technology Officer, said the company wanted to build something that could respond to changing market conditions rather than produce a report that quickly becomes outdated.
“We did not build a report; we built an engine that stays alive,” Samer said. “A study printed in March is a description of March. Panther reads what the market is doing today, the inventory, prices, payment plans, and product mix, and connects it directly to the feasibility study, so that pricing and returns stop being two separate discussions.”

Panther is the first product RcrutAI has launched specifically for the real estate development sector, but the company says it will not be its last. RcrutAI was established to make artificial intelligence an institutional capability rather than a skill held by individual employees.
At launch, Panther covers East Cairo, West Cairo, the North Coast and the Red Sea, with plans for regional expansion.
The product was developed by a founding team that combines real estate consulting experience with technical and engineering expertise. Unlike tools that only provide automated outputs, Panther engagements include a dedicated consultant from market practitioners who works with the client’s team.
The company offers several models, including an integrated subscription with consulting, project-specific intelligence support, a hybrid subscription with on-demand project support, strategic partnerships and an embedded intelligence model.
Panther targets founders, CEOs, heads of development, commercial leaders, investment teams and feasibility study teams. RcrutAI has also clarified that the approximately one-minute timeframe refers to receiving the analytical outputs and does not mean a final or binding feasibility study is completed within one minute.
